Is The ADV Legal?

Our ADVs are certified as RVs (Recreational Vehicles) and have VINs and license plates just like a normal RV. You can park them wherever it is legal to park an RV. Please be careful though - many communities have restrictions on RV parking and usage! So please look into your local zoning / HOA regulations to find out if an ADV is right for your location.

Do I Need a Permit?

Again, communities and HOAs differ in their regulations, but in general you do not need a permit to park your ADV. If you want to live in the ADV, and you live in a city, then most likely you do need to permit the ADV with your city and follow city / county specific regulations which can include utility hookups and other expensive requirements. Cities differ greatly in their acceptance of ADUs (Accessory Dwelling Units) and MTH (Movable Tiny Homes). Tectume ADVs are directly code compliant for:

California:

  1. Los Anglese (City)

  2. San Diego (City)

  3. San Jose

  4. Fresno

  5. West Sacramento

  6. And many more

What If I Need A Permit But My City Requires IBC Compliance?

Then you need a Foundation series ADU, and cannot legally live in our ADV series. All Foundation series builds are somewhat custom projects based on your existing land and municipality, including:

  1. Licensed architect and engineer stamped plans (customizing the build for the location and any city or county specific regulations), including site plans, structural plans, architectural plans etc.

  2. Perform a multitude of additional city requirements for new builds (location and existing home specific). Examples could include upgrading your existing home breaker panel or main feed, or tapping into your current water and sewer.

  3. Submit plans for review by the city (many cities require 6 weeks or more for review, with an expectation of multiple revisions).

  4. Conduct a multitude of inspections at your site for things like foundations, electrical, plumbing etc.

These are all included in our Foundation Series ADUs but we cannot guarantee pricing without setting up a consult and potentally a site visit.
